Services that provide credit scores online generate a very generic score.  Let me say that again!  Services that provide a credit score online will generate a generic score. 

 

When your credit is pulled for a credit application whether it is for a home mortgage, car loan or credit card,  the credit information will be evaluated based on the criteria determined by the type of credit application.  A credit score for a credit card may be different than that for a mortgage application.  Please do not make the assumption your score is going to be the same.

 

For a mortgage application, we pull a tri-merge credit report.  This means that we are pulling information from all three credit bureaus, Experian, Equifax and TransUnion. 

By requesting this for the a mortgage application, your report will be scrutinized using  the parameters that have been deemed required for that type of application.  What the specifics are have been labeled propriety information and are generally not available to us.

 

After 7 years as a mortgage originator, this is one of the most misunderstood aspect of the credit report.  I have seen as much as a 100 point difference between the online score provided to the client and the score I received after pulling the credit for a mortgage application.

Lyn, I have tried multiple times to get the exact information and I have always been told the same thing, that is it proprietary and they will not disclose any of the details.
